If you are a buyer, during your home search, you will come across some properties that are For Sale By Owner (FSBO). These are owners who are trying to save some money on the real estate commission by selling their home themselves. Please be aware that many of these FSBO sellers will allow a real estate agent to show and sell their properties, at a reduced commission. Even though the seller is paying the commission, an agent can still represent the buyer.  The seller is self-represented and acting as his or her own listing agent.

In a real estate transaction, it is very difficult for the buyer and seller to deal "face-to-face."  If you try, you will see.  There is a lot of work to do on both sides.  There are many issues that need to be negotiated, resolved and put into writing.  Then the buyer and seller are supposed to follow through with what they have agreed to do.  Everything usually starts out just fine, but during the process of getting everything done, there are always problems that arise.  It would be very helpful to have a real estate professional involved to help work everything out and "hold it together," especially when it gets difficult.

Consider this...Who really saves the commission anyway?  If you are a buyer and try to purchase a FSBO property by yourself, you won't necessarily save any money.  It's the seller who is trying to save the commission...thats why they are trying to sell it themselves in the first place.  They don't really want to give it to you.  Also, you won't necessarily pay more because you have an agent.  As a matter of fact, you may even pay less!  Many FSBO properties are overpriced.  An agent can help you determine and negotiate a fair price for the property.  I work with For Sale By Owner properties all the time.  If you come across one and would like my assistance, please let me know.

If you are a FSBO seller, maybe you would allow me to show your property to my buyers.  There are many benefits to having a professional Realtor involved.  The bottom line is that everyone is working towards the same goal, a successful closing of the transcation.  I am always looking for properties to sell.  Maybe I could show your home to some of my buyers while you are trying to sell it as well.  If you sell it, obviously you don't owe me anything.  If I sell it, you get your property sold and still save some money because of the reduced real estate commission!  Sounds like a good idea to me!
