If you are considering a new home, you will have many decisions to make. There are numerous different developments and builders to choose from. Please keep in mind that the on-site agents at the various new home developments are representing the seller/developer. You may want to have your own agent to represent you. I can help. While the on-site agents represent their development and company only, I can move around with you to the various developments and we can compare and evaluate together. There are many questions that will arise and it will be helpful to have an objective, experienced real estate professional "on your side" during the purchasing and building process.
All of the new developments welcome you to have your own agent in the transaction. In fact, many encourage it because it reduces their liability for a conflict of interest. Also, they market their developements to Realtors and encourage us to show and sell their properties all the time. Typically, it doesn't affect what you would pay for a house. The purchase price is the same, whether you have an agent or not. So if you visit a new home site, and wish to have your own agent, you just need to let them know up front.
Thanks,
Vic
